Jack Conway Celebrates 52 Years

NORWELL, MA – Jack Conway, Realtor recently celebrated its 52nd anniversary with a reception for agents, managers and friends of the company. More than 200 people joined Chairman Jack Conway in toasting the company's past success. "One man could not do something like this alone," said Conway. "It’s truly a team effort and all of you deserve the credit for being part of the 52 years." Started in Hingham in 1956, Conway is heading into its 53rd year as the largest independently owned real estate company in Massachusetts. There are 40 sales offices in Conway Country, which stretches from Boston to Cape Cod. The firm also operates its own mortgage company, Conway Financial Services. "We love serving our customers, it's the most important thing we do," said Conway. "We’ve done it for 52 years, and we'll continue to do it."




Local Realtor Completes Professional Real Estate Course

EAST SANDWICH, MA – Terri Morris of Sotheby’s International Realty Sandwich Cape Cod Brokerage has successfully completed the Loss Mitigation Certification Course (LMC) of the Massachusetts Association of Realtors held recently in Pembroke.

Due to challenges facing many Realtors today in representing a buyer or seller who is working in a transaction involving foreclosure, short sales, properties auction or bank owned; this comprehensive one-day course was developed to education Realtors on all the issues surrounding properties facing these complicated transactions.

The course is taught by national and local experts in loss mitigation and is designed to equip attendees with the tools needed to deal with short sales on both the buying and listing side; the process, ethics, laws, contracts and credit issues involved; and how to best approach lenders. Lastly, this course also addresses the human element of these transactions as consumers potentially face losing their homes.

Upon completion of the Loss Mitigation Certification Course, participants earn lifetime usage of the LMC logo and continuing education credits necessary for real estate license renewal.

Subsequent to this another business opportunity presented itself and he took advantage, purchasing the Wesley Hotel in Oak Bluffs with several associates. They have been successfully operating the 95 room complex, which is located on the Oak Bluffs Harbor, since 1985.

Conway Cape Bloggers Attend Fall Workshop

CAPE COD – Jack Conway Realtor’s Cape managers Beverly Comeau (Sandwich) and Peter Hawley (Falmouth) recently attended the Leading Real Estate Companies of the World Fall Workshop in Providence. Comeau and Hawley both had a chance to learn about internet marketing, social networking and personal blogging at the event’s FutureTense symposium.

Both managers are participating in a first-of-its-kind blogging project at www.guidemehome2capecod.com. The blog is updated daily by Conway agents from all over Cape Cod talking about their life on the other side of the bridge. Hawley and Comeau are also both quite active in using their own personal Web sites to help their listing customers market their properties.

“It was a great forum to see how we’re doing with our on-line presence in comparison to other realtors around the country,” said Hawley. “We learned a great deal from this and I think it will serve our customers well.”

In its short existence, Comeau has been a regular blogger on www.guidemehome2capecod.com and told the group assembled in Providence about the success she’s had using it.

“My customers love that I can reach out to this audience, and I’ve made two great connections through the blog,” said Comeau.

Realtor Safety Seminar & Community Safety Training

Century 21 Cape Associates, the Falmouth Police Department, and Rockland Trust will host a Realtor Safety Seminar this Thursday, October 9 from 3-5 PM at the Falmouth police station, located at 750 Main Street (Route 28) in Falmouth.

A Community Safety Training session for sellers, buyers, and realtors will also take place at the Falmouth police station and is scheduled for Thursday, October 23 from 6:30-8 PM. Conway Launches Landmark Program

Rockland – Jack Conway Realtors recently launched a one-of-a-kind program targeting first-time homebuyers using the newly-announced $7,500 federal tax credit.

In front of more than 300 managers and associates packed into the Holiday Inn Rockland, company President Dick Cahill told the crowd that Conway is the first company locally to make such a push surrounding the recently signed federal legislation.

“This is going to have a trickle up effect on the market with buyers and sellers,” said Cahill. “Customers need to know with mortgage rates dropping, prices at low levels and this new tax credit, it’s a great time to buy a home.”

The $7,500 tax credit for first-time homebuyers is just a part of the Housing and Economic Recovery Act of 2008, signed into law by President Bush this summer, which provides $300 billion of relief. It’s a repayable tax credit, available to first-time buyers who bought between April 9, 2008 and July 1, 2009, and who meet certain income guidelines. It must be paid back over 15 years in equal installments.

Denise Leonard, chairman of the National Association of Mortgage Brokers Government Affairs Committee, was one of the local proponents of the legislation, and she spoke enthusiastically about the tax credit to the Conway crowd.

“This will really help out, and it’s a great way to get people into new homes,” said Leonard. “The pendulum is swinging back to the side of the buyers, and this is a helpful monetary incentive.”

In addition to Leonard’s explanation of the legislation’s benefits, and Cahill’s assessment of it for the marketplace, Conway Financial Services Vice President Rosemary O’Neil announced new initiatives her group has for financing first-time buyers.

“There is mortgage money out there, and there are a variety of ways we can help first-time buyers,” said O’Neil.

The company also unveiled a plan for five first-time homebuyers seminars to take place in the next month. The seminars focus on the tax credit, and how it works. They are scheduled for Sept. 24 in Dorchester, Oct. 1 in Brockton, Oct. 7 in Rockland, Oct. 14 in Falmouth and Oct. 16 in Wareham.

PLYMOUTH – Sandra Tompkins and Joan Costello, agents at Jack Conway Realtors recently earned the distinction of being the top listing and selling agents in the Sandwich office for the first half of 2008. Costello and Tompkins were among more than 500 Conway associates honored at the annual Mid-Year Awards breakfast, held at the Plymouth Radisson.

Tompkins was recognized for being tops in sales, while Costello was tops in listings.

“These agents are really excelling and deserve the recognition,” said Regional Vice President Ralph Grassia.

In addition to awards for the top agents, the group listened to guest speaker Peter Forman, president of the South Shore Chamber of Commerce, talk about business prospects on the South Shore.

Meade, reports that the volume of real estate sales in July 2008 was up 4.1% from July 2007 volume and the total value of sales was down 11.4% from the previous year. The median individual property sale value was down 14.6% from the previous year. There was a 22.8% decrease in the volume of mortgage activity from July 2007 levels.

Year to Date: Volume of Sales is down 6.6%; Total Value of Sales is down 11.4%; Individual Sales Value is down 7.5%; Mortgage Volume is down 16.1%.

Register Meade reports that there were 539 deeds recorded at the Barnstable Registry of Deeds in July 2008 with stated sales values above $50,000.00 representing a stated value of $213,206,848.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in July was $295,000.00.

There were 1,122 mortgages recorded with values above $50,000.00 in July with a total value of $315,373,115.00. The median mortgage amount, commercial, residential or other, was $200,000.00.

Year to Date: Sales Volume is down 10.2%; Total Sales Value is down 1.6%; Median Individual Sales Value is down 13.8% and Mortgage Volume is down 14.3%.

Volume Drops, Value Dips in Sandwich

Barnstable County Register of Deeds, John F. Meade, reports that for the Town of Sandwich the volume of real estate sales in July 2008 was down 15% from July 2007 volume and the total value of sales was down 19.9% from the previous year. The median individual property sale value was down 2.6% from the previous year. There was a 30.3% decrease in the volume of mortgage activity from July 2007 levels.

PLYMOUTH -- Mark Olivieri, publisher of GateHouse Media’s South Shore weekly group, was honored with the “Press Award” from Jack Conway Realtors during its 2008 Spring Rally at the Plymouth Radisson last week.

Company chairman and founder Jack Conway credited Olivieri’s commitment to the community newspapers on the South Shore, and his experience in working to keep the local papers thriving.

“I get one of Mark’s papers each week, and for me it’s how I keep track of the comings and goings in my town,” said Conway. “The strong local flavor of these GateHouse papers are important in the fabric of the community.”

Before being named publisher, Olivieri was the ad director for GateHouse Media New England’s South Shore weeklies, and oversaw many changes in the reshuffling of newspapers after the sale of Community Newspaper Company. He also assisted in the integration of the MPG papers and the birth of Wicked Local Web sites.

“Coming from Jack, a longtime newspaper man with ink in his blood, this means a lot,” said Olivieri, a longtime Scituate resident. “It’s an honor and something I take very seriously, these papers mean a lot to people.”

Olivieri’s award kicked off the first of two rallies, held on consecutive days. Agents and managers heard about the success of Conway’s Open House Initiative, and the Buyer Bonus Program.

Conway Country Charity Golf Is June 12

Mark your calendar for the 24th annual Conway Country Charity Golf for the Homeless event at the Easton Country Club on Thursday, June 12.

The event, run by Jack Conway & Co., will benefit homeless causes throughout Southeastern Massachusetts. For more than two decades, Conway Country golfers have helped raise over $400,000 since the tournament’s inception in 1984, which went directly to shelters like MainSpring House in Brockton, Conway House in Middleboro and Evelyn House in Stoughton.

“It’s always a fun time to help a worthy cause,” said company Chairman Jack Conway. “We have a strong group of supporters and we’re always looking for more golfers and people who want to participate.”

It all kicks off with a shotgun start at 8 a.m. using a four-person scramble format. There will be prizes for a “Hole in One” contest, closest to the pin, long drive, low gross (individual play) and a low gross scramble (team prize). The $125 player fee also includes a cart, luncheon buffet and raffles.

Established in 1961, Easton Country Club is an 18-hole course featuring oversized greens and wide fairways that are often guarded by woods, streams and ponds.

Fourteen agents from Real Estate Associates spent Thursday, April 17th working on the Habitat for Humanity house that is being built on Sippewissett Rd in Falmouth. Agents painted trim, put decking down and put up a wall on the second floor, hung Tyvek sheeting and nailed up strapping. Other agents will be working on the house in the next month on the Cape Cod & Islands Association of Realtors Day and the Women’s Build Day.

Over the last two years Real Estate Associates has also supported Habitat for Humanity by donating a portion of each sales commission to the group. The total donated so far comes to $19,053.

New Agent at Real Estate Associates

Local Realtor Meghan OstroffMeghan Ostroff recently joined the West Falmouth office of Real Estate Associates, located in the heart of the village at 5 Old Dock Rd.

Meghan brings a fresh enthusiasm and love of Falmouth to her career in Real Estate. From her previous career in Luxury Residential Property Management in Boston and as an innkeeper on Nantucket and in Vermont she knows the importance of customer service and loyalty.

She is a 1991 graduate of the University of Rhode Island, with a BA in Business Management, a Graduate of Le Cordon Blue in Paris, France and has worked as a private chef for the past three summers.

She and her husband Myles share a historic home on Falmouth’s Village Green with their two children Ella & Leo. Her hobbies include cooking with her children, walking her dog and reading a great book.

Meghan is a member of the Falmouth Mom’s Connection and a supporter of the Coonamessett Farm and Cape Cod Children’s Museum. She volunteers for and supports the Falmouth Service Center and the community food pantry during annual holiday food and toy drives.
